What Is an EPC for Commercial Properties?
An Energy Performance Certificate (EPC) is a legally required document that measures the energy efficiency of a commercial building in the UK. It rates properties from A (most efficient) to G (least efficient) and includes recommendations for improving performance.
For businesses, EPCs apply to offices, retail units, warehouses, industrial buildings, and most rented commercial premises.
An EPC will show:
-
Current energy efficiency rating
-
Potential rating after improvements
-
Estimated energy costs
-
Recommended upgrades (e.g. insulation, lighting, heating systems)
EPCs are valid for 10 years unless major changes are made to the building.
A valid EPC is required when a commercial property is:
-
Built
-
Sold
-
Leased to a new tenant
-
Renewing an existing lease
Failing to provide an EPC at these points can lead to enforcement action.

Legal Requirements for EPCs
EPCs are governed by the UK’s Minimum Energy Efficiency Standards (MEES).
All rented commercial properties must have at least an EPC rating of E, with regulations becoming stricter as part of the UK’s net zero strategy.
Key Deadlines
-
April 2027: Minimum rating rises to Band C
-
2030 (proposed): Target minimum rating of Band B
Many commercial properties may not meet future EPC standards, meaning many businesses will need to carry out significant upgrades such as improving heating systems, insulation, and lighting.
Failure to comply with EPC regulations can lead to serious financial and legal consequences:
-
Up to £5,000–£10,000 for standard breaches
-
Up to £150,000 per property for serious or prolonged non-compliance
Penalties are typically based on:
-
Property rateable value
-
Length of non-compliance
-
Type of breach
Other consequences might include properties becoming unlettable, reputational damage and reduced property value.
